After a first fund raised in 2025, AWIP announces the largest private fundraising dedicated to commercial real estate in Africa in 2026.

Real estate investment firm AfricaWorks Investment Partners (“AWIP”) announces the acceleration of its investment platform dedicated to acquiring, transforming and operating urban mixed-use real estate in West Africa, with the raising of a second fund (“AWIP II”) for a combined total of USD 25 million in equity and debt.

AWIP II has secured capital commitments from around a dozen LPs, including strategic investors (e.g. Robert Daussun (LBO France), Emmanuel & Matthieu Russel (Work & Share)), French private investors (e.g. Marine Bellanger-Sood (Partner, Bain), Jérémie Delecourt (ex COO, Ardian), Aude Grant (Deputy CEO, Covivio), Dominique Ozanne (Chairman, Hova Hospitality)) and African family offices (e.g. Groupe Filatex (Hasnaine Yavarhoussen), Spark Capital (Rayan & Hicham Sharara)).

AWIP II targets the acquisition and development of 4 to 5 assets, primarily in Abidjan (Côte d’Ivoire) and Dakar (Senegal), with a target asset size of around 5,000 sqm and a target IRR of 25%. AWIP II’s assets will total 20,000 sqm and will enter operation within 24 to 30 months.

“From the outset, AfricaWorks was designed as an operating platform, close to the needs of the businesses we support every day in Africa. With AWIP II, we confirm the relevance of a model built on a deep understanding of African urban dynamics and usage on the Continent, and on rigorous investment discipline,” says Grégoire Schwebig, co-founder and CEO of AfricaWorks Investment Partners.

Founded in 2025 by Grégoire Schwebig and Anthony Anziani, AWIP was conceived as a natural extension of the AfricaWorks model. With offices in Abidjan, Dakar and Lagos, the platform targets high-potential urban assets in West Africa’s main economic hubs and repositions them into mixed-use buildings combining offices, hospitality, events and food & beverage, operated directly by AfricaWorks’ operating arm. The first investment vehicle (“AWIP I”) was raised in 2025 for a total of USD 8 million from leading private investors and local commercial banks. The capital has been fully deployed in the acquisition of two off-market assets in Dakar and Lagos, which will start operating in Q1 2027.

AWIP was advised by Thierry Diouf (Lamane Partners, legal), Philippe Le Trung (Viewss, strategy), Akshar Maherally (WTS Global, tax) and Hamada Touré (financial).
